For the last couple of years trying to get a new build in the Dallas,Texas area was nothing short of impossible. There were waiting lists upon waiting lists. If you were lucky enough to get a lot you may or may not get to choose the floor plan, elevation or the color palette for your home. Due to distribution shortages builders had to go with what was available at the time. Builders used to order materials at certain stages during the process. So, if you ordered their appliance package but the microwave didn't come in, they weren't going to a store in town to pick one up. They would have to wait until it came in, and of course that could cause a delay. Builders used to order windows at say 3 months into the process....but were finding out they now needed to order the windows in the beginning of the process to insure those windows would come in.
Thankfully, we are starting to move past those types of issues and are starting to see the light at the end of the tunnel. I have recently had the pleasure of helping my clients with a Highland Home in Northlake, Texas. We are just starting our journey and I am happy to say that Highland Homes is allowing buyers to go to the design center. That means you again have choices to pick out what goes into your home. My clients and I will be meeting with the representative to go over the exterior and choose items such as brick, trim work, elevation, etc.
There are steps to the new build process. An experienced Realtor (like me!) and a reputable builder, like Highland Homes, work together to help the buyer through the process.
